Is the course actually live, or am I paying for a promise?
Enrol any time, lifetime access. All six modules unlock immediately. Module 1 (Compliance) is the recommended starting point; the other modules can be taken in any order. You also get every quarterly regulation update forever — including for the Renters' Rights Act, DMCC, and any future HMRC AML changes.
What if I'm already sourcing deals — is this too basic?
Probably not. If you've never read DMCC Material Information Parts A/B/C in full, never seen a CDD pack done in under 15 minutes, never modelled post-Renters'-Rights-Act cashflow, or never priced a sourcing fee against 2026 London refurb rates — Module 1 alone will change how you operate. The "BMV illusion" lesson in Module 3 alone has saved sourcers we know from packaging two recent deals that weren't actually BMV.
Is there a catch?

Why is it free when NAPSA / Zutshi / Saj charge thousands?
Because the Academy isn't the business — the sourcing service is. The firm's living comes from packaged-deal sourcing, not course fees, so we give the course away free. For comparison, NAPSA's £1,207 includes 12-month trade-body membership, and the £15k–£30k masterminds price on mentor-time at scale. We carry only hosting and quarterly updates — we'd rather earn your trust than a course fee.
Do I get a certificate or qualification?
No, and we'd be wary of any UK sourcing course that claims to issue one as a qualification. There isn't a single recognised "sourcer certification" body in the UK — registrations (HMRC AML, ICO, PRS, optional NAEA Propertymark) are what regulators and serious investors care about. L&M Academy teaches you how to obtain and maintain those registrations, which is what actually matters.
Does the course cover the ongoing compliance registrations?
No — those are paid directly to the relevant authorities. HMRC AML registration is ~£740 + £400/year + £40 per BOOM. ICO is £52-£3,763 depending on tier (Tier 1 £52 covers most sourcers). PRS or TPO is ~£170-£335 annually. The Academy teaches you exactly how to register and budget for these. Total realistic first-year compliance budget: ~£1,000-£1,200.

Most of the methodology is national — UK AML, DMCC Act, Renters' Rights Act, Land Registry comparables, CDD process, contract pack, investor acquisition all apply UK-wide. The London-specific bits (Module 3's 2026 refurb rates, some deal-flow examples) we've flagged explicitly and provide regional adjustments for.
